1. How do you decide how much my house is worth?

We value transparency, so here’s how our process works. First, we assess the location of your property, the repairs needed, the current state of the house, and recent sales of similar homes in your area. As you may know, the housing market has been quite volatile in recent years, with prices going up and down. We take all these factors into consideration to arrive at a fair price that benefits both you and us.

2. Is there any obligation to work with you if I provide my details?

There are absolutely no obligations on your part. We recognize that you have choices, and we're aware that you have multiple options for you to consider. To set ourselves apart, we want you to know that there are no costs to you whatsoever. You truly have nothing to lose. If you accept our offer, that's fantastic—you'll receive your cash quickly. If not, we'll do our best to point you in the right direction.

3. Will you be buying my home directly, or do you plan to list it on the MLS?

We won't put your house on the MLS because we're not real estate agents. Our goal is to buy your house for cash, handle any necessary renovations, and then either sell it for a profit or rent it out. We offer multiple options to purchase your house, such as seller financing, other creative financing methods, and, of course, a cash purchase. This means you can sell your house quickly!

4. Is a "Cash Home Buying" company the right choice for me?

Surprisingly, most sellers we've worked with weren’t desperate to sell or facing foreclosure. Instead, they chose us because of past negative experiences with real estate agents or simply wanting to avoid the hassle of repairs, frequent showings, and the usual stresses of selling a house traditionally.

Since we buy homes in any condition, as-is, no matter your situation, location, or challenges, we’re often a great option for those looking to sell quickly and easily.

Let us run the numbers and see how much we can offer you in cash for your home. We’ll also let you know if listing with an agent might be a better choice. Remember, getting an offer from us is completely free, with no obligation to accept.

5. Should I Just List My House With an Agent?

Honestly, we can’t say for sure just yet! To give you a precise answer, we’d need to know more about your home’s condition, your situation, timeline, location, and what you’re looking to achieve. We’d be glad to offer our professional advice.

A lot of people don’t fully understand the pros and cons of listing a property on the MLS, and we’d be happy to guide you through it. If you want an answer now, simply fill out our form below, and we’ll reach out with our best recommendation for selling your house.

6. Will you make me a fair offer for my home?

That's an excellent question. Yes, we certainly offer fair prices. However, it's important to understand that a fair price is not the same as full market value. If the property requires significant repairs, we start with the full market value and deduct the estimated repair costs to determine a fair offer. In certain unique situations, we can make highly competitive offers at market value, but these typically don't allow for an all-cash payment. In such cases, seller financing may be a viable alternative when a cash offer isn’t feasible.

7. How Many Houses Do You Buy And What Will You Do With My House?

We purchase a large number of properties, far more than any individual homeowner and even more than most other investors in Indiana on average, we acquire 5 to 10 houses each month, depending on the season.

So, what do we do with so many houses?

We typically renovate these properties and then sell them to buyers who want a move-in ready home with modern upgrades. Alternatively, we might renovate and keep them as rental properties, offering affordable housing for those looking to rent.

8. How are you able to manage so many properties at the same time?

We have a dedicated team within our business that focuses solely on rehabbing and renovating homes. However, there are times when we have more homeowners wanting to sell to us than we can handle with our current projects.

To address this, we came up with a great solution! Instead of turning homeowners away because we’re too busy, we still go ahead and purchase their property. We then partner with trusted investors who handle the construction work while we manage the purchase. Once the house is sold, we split the profit, ensuring everyone is satisfied.

9. Is it necessary to clean before moving out?

Nope, there’s no need to worry. Just take whatever you want and leave the rest behind. Seriously, we mean it—food in the fridge, clothes on the floor, furniture, mattresses, you name it. We've seen it all before. Make things easier for yourself by only taking what matters to you, and we'll handle everything else.

If you’re curious about what happens to all those items, we usually donate anything in good condition to local charities we partner with.

10. My House is in Terrible Condition, Will You Still Buy It?

We purchase homes regardless of their condition, whether they’re in great shape or need significant repairs. As rehabbers, we actually prefer properties that have room for improvement, making them even more appealing to us. So yes, we’d definitely be interested in buying your house, even if it’s in rough condition, and you might be pleasantly surprised by our cash offer! Simply fill out our form to see what we can offer you.
